Add value to your Devon home with a loft conversion

A loft conversion can not only add extra space to your home. But it can also add considerable value as well. In some reports a loft conversion can add up to 20 percent to your house, flat , apartment value.

With house prices continuing to rise across Devon more homeowners are looking at staying put. Instead they are adding extensions or loft conversions rather than moving. Along with adding much needed space, a loft conversion does not always need planning permission. This can save time and money.

Recently we carried out an attic conversion to a stunning top floor apartment in a period property overlooking Exmouth seafront.

To begin with, we had to erect scaffolding five storeys high with a platform wide enough to install an electronic hoist. This was used to  transport the steelworks and main timber structure through the existing Velux window.

The steelworks involved fixing no.2 five metre RSJs (steel beams) bolted together and securing flitch beams to load bearing walls including strengthening the purlins to the underside of the pitched roof.

Once the steels were in position we then carried out the first fix carpentry work and installed waterproof chipboard flooring. New Velux windows were installed and the staircase was constructed. The second fix included plaster boarding and skimming, final decorations and adding the fire doors. Finally the wardrobe and cupboard furniture were installed.

The bespoke staircase was built with top and bottom winders, multiple spindles and handrails.  For the fire doors Premdor glazed doors, with automatic closing functionality, were installed.

Plumbing works included installing a new shower room, designer radiator, hand basin and toilet with a new soil pipe to the external vent.  All electrical works were carried out to customised specifications. These included swivel down lights and smoke detectors to ensure we complied with fire building regulations.

The loft conversion took eight weeks and required a total workforce of fifteen men. They included multi-skilled tradesmen and labourers.  The project was spearheaded by our Building Manager, Don Gray.

Our customer was very happy with the quality of the workmanship. We have attended since to address some snagging due to expansion and contraction of the building fabric.
